Pinellas County real estate roundup: Belleair Beach home sells 18% above list

In a notable Pinellas County real‑estate transaction, a waterfront residence at 203 Howard Drive in Belleair Beach sold on September 16 for $2.6 million, more than 18 percent above the August listing price of $2.2 million. Built in 2014, the one‑story home sits on a 0.21‑acre lot and offers three bedrooms, two full baths and a half‑bath within 2,953 sq ft of living space.

Luxury features and waterfront amenities

The property boasts soaring ceilings, abundant natural light, motorized blinds and expansive canal‑view windows. The chef’s kitchen includes Monogram appliances, an induction cooktop, custom cabinetry and a large island, while an adjoining bar provides a wine cooler, ice maker and beverage refrigerator. The primary suite features a concealed, remote‑controlled ceiling‑mounted television, a walk‑in closet with shelving, and a bathroom with dual vanities, a walk‑in shower, a private water closet and a skylight with a motorized blackout shade.

Outside, travertine terraces surround a heated salt‑water pool, complemented by natural‑gas tiki torches, tropical landscaping and covered entertaining areas. A composite dock with a 10,000‑pound boat lift offers direct access to the Intracoastal Waterway. Additional upgrades include hurricane‑impact‑rated windows and doors, a whole‑house gas generator, a tankless water heater and 80 feet of canal waterfrontage.

Seller and buyer representation

The seller, represented by Christina Probeyahn of Coastal Properties Group International, originally purchased the property in 2013 for $750,000. Kerryn Ellson, also of Coastal Properties Group, acted as the buyer’s agent.
