Lexington rental market shifts as families seek affordable options

Lexington, KY – As the 2026 housing market continues to fluctuate, renting has become a prominent choice for a broad cross‑section of residents in the Bluegrass region. Local realtor Cynthia Trgo of Diamond Real Estate Group explained that the city’s rental inventory serves students, professionals, and the average hardworking family.

Rental mix reflects diverse needs

“We have housing that we need for students. We have housing that we need for professionals, and then we have the average hardworking family that needs a place to live,” Trgo said. This mix results in a variety of property types, but single‑family homes dominate the market and command the highest rents.

According to Zillow, the average rent across Kentucky sits at about $1,300 per month. In Lexington, a one‑bedroom apartment averages $932, while single‑family homes rent for roughly $1,700. The premium on houses reflects both demand and limited supply.

Affordability challenges for families

Many renters are seeing modest reductions of about $50 on lease agreements, yet Trgo cautioned that affordability remains a significant hurdle for families. “The average hardworking family is going to have a little bit of a hard time with rents as high as they are,” she said. She suggested that some families might find better value by looking outside Lexington, noting that nearby cities such as Owensboro and Frankfort offer lower rent levels, while Louisville and Lexington remain several hundred dollars higher.

Seasonal timing can help renters

Trgo also highlighted the summer months as an advantageous time to search for rentals. With college students typically settled for the academic year, competition for units lessens, giving families a better chance to secure a lease.

Beware of rental scams

Scams continue to pose a risk, especially on social media platforms like Facebook. “If it sounds too good to be true, beware. A lot of times it is, and make sure that you’re always meeting with somebody in person before you ever secure a unit,” Trgo warned renters to stay vigilant.
