Gen Z prefers city life, many opt to rent instead of buy homes

New data from Apartments.com’s 2025 City Comeback Index and Rent Forever surveys reveal a growing gap between the housing dreams of Generation Z and the reality of today’s market. While a majority of young adults say they would love to own a home in a city, the cost differential is leading many to choose renting as a long‑term solution.

City living tops the wish list

Among Gen Z adults who plan to buy a home within the next three years, 58% say their ideal neighborhood is in a city – either downtown (22%) or on the city’s edge (36%). That preference is stronger than that of older prospective buyers, with 44% of millennials and 43% of Gen Xers favoring urban locations.

Key reasons cited include walkability, proximity to friends, shopping, entertainment, green space, and shorter commutes. The surveys also show that Gen Z values quality schools and family‑friendly communities at the same rate as millennials (54%). In other words, the desire for city life does not mean they reject traditional suburban benefits.

Affordability pushes renting forward

Despite the strong preference for urban neighborhoods, only 57% of Gen Z prospective homeowners currently live in a city. Yet 80% say they would choose a walkable, transit‑connected city neighborhood if it cost the same as or less than a suburban home. The gap is wider for older buyers, with 68% of those aged 30‑45 and 65% of those 46‑61 expressing the same sentiment.

In many markets, suburban homes remain cheaper than city homes. For example, in New York City the average home costs nearly $3 million, while a typical apartment rents for about $4,185 per month – a figure still above the national average but far more attainable than saving for a downtown purchase.

Long‑term renting becomes a choice, not a stopgap

The surveys indicate that 28% of Gen Z prospective homeowners view buying as equally affordable in urban and suburban areas, a higher share than millennials (23%) or Gen Xers (23%). Combined with a challenging job market and high cost of living, many young adults are opting to rent for the foreseeable future.

In 2025, 27% of adults ages 18‑29 reported renting to avoid becoming “house‑poor.” Among Gen Z, 35% said they would accept delaying major life goals as a trade‑off for affordable housing, compared with 21% of all adults.

Implications for families and communities

For families, the trend underscores the importance of balancing lifestyle desires with financial stability. While city living offers access to jobs, cultural events, and lower‑commitment housing, it also challenges the traditional milestone of homeownership that many parents hope to see their children achieve.

Policymakers and community leaders may need to consider how zoning, affordable‑housing initiatives, and transit investments can support young families who wish to remain in urban areas without sacrificing financial security.
