Greenville’s North Main neighborhood is fighting a proposed housing development that would bring seven new single-family homes to the area. The Gallo Co., a Greenville-based real estate firm, plans to build the homes on two parcels of land on Avondale Drive, replacing two vacant homes damaged during Hurricane Helene in 2024.
Concerns Over Density and Infrastructure
Many residents, including Rosemary Hughes, who has lived on North Avondale Drive since 2012, believe that seven homes would be too many for the 1.4-acre site. They are concerned about stormwater runoff, tree clearing, pedestrian safety, and traffic congestion caused by the development. Hughes said she recognizes the need to redevelop the properties but thinks it needs to be done in a balanced way.
Greenville City Councilmember John DeWorken, a North Main resident, said the project highlights a vulnerability in the Greenville Development Code, which allows for lots with a minimum width of 40 feet. DeWorken plans to work with the council to address the issue and ensure it doesn’t happen again.
The Gallo Co. will voluntarily return to the city’s project preview meeting in August to answer questions about the residential development and gather additional feedback. The company may consider reducing the number of homes to address resident concerns, but for now, seven homes are the most financially viable option.
