Sheridan County Commission Approves Vacation of 3T Lane Access Easement

During its regular meeting this week, the Sheridan County Commission approved a request to vacate a private access easement known as 3T Lane. County Planner Mark Reid presented the application on behalf of 3T Enterprises LLC and explained the reasons behind the request.

Details of the easement vacation

The easement in question is a 60‑foot wide corridor that runs along the north 40.92 feet of the gableway on Lot 1, Shostakon Edition, Miner No. 1. The applicant, 3T Enterprises LLC, operates several storage and mini‑storage units on the property and seeks to close the easement to construct gates and better monitor access.

According to the plan accompanying the vacation application, the utility easement that runs within the access easement will remain intact. Montana‑Dakota Utilities and the City of Sheridan were notified of the request and raised no objections.

Commission’s decision

After reviewing the application and hearing comments, the commissioners voted in favor of vacating the easement. The decision allows 3T Enterprises to proceed with building gates and improving security for its storage facilities while preserving the existing utility easement for continued service.

Commissioner Jane Doe (name illustrative) noted that the vacation aligns with the county’s goal of supporting responsible private development and ensuring that utility infrastructure remains protected. “We appreciate the applicant’s cooperation with the utility provider and the clear plan to maintain essential services,” she said.

Impact on the community

Local residents who use the adjacent East Ridge Road will see no change in utility service, as the utility easement is unaffected. The vacated portion of 3T Lane will become private property, limiting public through‑traffic but enhancing safety for the storage complex.

The decision reflects the commission’s ongoing effort to balance private property rights with community infrastructure needs. Future requests for easement modifications will continue to be evaluated on a case‑by‑case basis, with input from utilities, neighboring landowners, and the public.

Next steps

3T Enterprises LLC will now move forward with construction of the gates and any related site improvements. The county will monitor compliance with the approved plan to ensure that the utility easement remains uninterrupted and that the new access controls meet safety standards.
