The 1960s-era El Tropicano Hotel in downtown San Antonio is undergoing a $100 million makeover. The hotel, which has been vacant for four decades, is being restored and remodeled by Trestle Studio, a boutique real estate investment firm based in Chicago and New York City.
New Name and Club Memberships
The hotel will be renamed Sítio El Tropicano, inspired by the Brazilian landscape architect Roberto Burle Marx. The hotel will also feature a unique club membership model, offering private entry and social spaces, 24/7 use of the fitness facilities, a spa, and a massive pool deck.
The club will be limited to 300 members, including local entrepreneurs, civic leaders, artists, and others. Members will have access to the hotel’s amenities and will be treated like VIPs. The membership club model is a new concept in San Antonio’s hospitality landscape, but it has been successful in other cities.
Restoration and Remodel
The restoration and remodel of the hotel is expected to be completed in late 2026. The hotel will feature three culinary venues with menus developed by Emmer & Rye’s Kevin Fink. The hotel’s interior design is inspired by the avant-garde style of Roberto Burle Marx, with curved lines, deep green hues, and rich wood tones.
The hotel’s owners, Trestle Studio, also own Lakeway Resort and Spa near Austin and The Hotel Chalet in Chattanooga, Tennessee. The company plans to create a vibrant home base for San Antonians, offering a unique experience that combines luxury and community.
