Dallas-based Skorburg Company is seeking annexation and zoning approval from the city of McKinney for more than 25 acres located at 6327 CR 161. The company plans to build 134 homes on the property, with 78 lots being 30 feet wide and 56 lots being 50 feet wide.
Development Plans
The developers are seeking a planned development zoning based on the city’s “R3” and “R5” residential zoning districts. The “R3” zoning district was created in 2025 to accommodate small-lot single-family development. However, city staff is recommending denial of the zoning request because the applicant is seeking a reduction in the city’s development standards.
Skorburg has developed three neighborhoods in McKinney, including Sorrellwood Terrace and Robinson Ridge. The company is actively developing another neighborhood called Providence Cove near the corner of Hardin Boulevard and Virginia Parkway.
Zoning Request
The request includes deviances from the minimum requirements in those zones, according to McKinney Planning Director Lucas Raley. The developers are requesting setback reductions for the front yard and side yard on the “R3” 30-foot lots.
McKinney City Council members are expected to consider and take final action at a meeting scheduled July 21.
