Manvel residents are voicing concerns over a proposed 100-acre residential development. The proposal, presented by Risewell Group, outlines a residential subdivision with homes built on lots ranging from 50 to 70 feet wide.
Concerns Over Zoning and Density
Mayor Dan Davis expressed hesitation in supporting rezoning the property for lots smaller than 1 acre. Residents also raised concerns about increased density and traffic during public comment. Resident Brandy Russell stated, “Why should we bend our rules to line their pockets? They’re going to build and move on to build somewhere else while we live with the repercussions.”
Resident Chad Rogers warned that adding more housing without traffic improvements would strain local roads, saying “Help us keep Manvel rural.” The city council is scheduled to hear from Risewell Group at its July 6 workshop, where the developer is expected to present its proposal and address concerns raised by council members and residents.
