The study shows Manvel’s population doubled from just under 10,000 in 2020 to 20,700 in 2025, with projections reaching 42,000 by 2035. Median household income stands at $118,000, well above the Texas average, and the resident workforce grew nearly 19 % in a single year.
Service shortfalls and lost spending
City officials estimate Manvel loses roughly $250 million each year in consumer spending to neighboring communities for retail, dining, lodging and sports facilities. The study argues that a well‑planned downtown could retain that money, create jobs and strengthen the city’s identity.

After acquiring the 160‑acre site in 2017, the city set aside more than 60 % of the land that had been earmarked for tournament ballfields, responding to resident concerns about limited public input and potential taxpayer burden. The council approved KHJR Collaborate and Midway as the development team for the first phase, which involved a 12‑week study to outline costs, funding options and business opportunities while seeking community input.
The developer plans to hold a town hall to gather further feedback, though a date has not yet been set. Council members reiterated their commitment to moving forward without imposing additional tax burdens on families.
