The Mansfield City Council unanimously approved a development agreement to facilitate the project, which is expected to open by the second quarter of 2028. The agreement involves the use of a New Community Authority (NCA), an economic development tool that allows Buc-ee’s to fund the necessary infrastructure improvements upfront. These improvements, estimated at $15 million, include water and wastewater extensions and the construction of three roundabouts to improve traffic flow. Buc-ee’s will be reimbursed over time through a 2% sales tax-type charge on purchases made at the store, with fuel sales exempt from this charge. Of this fee, 1.75% will go back to Buc-ee’s, while the remaining 0.25% will benefit the City of Mansfield.
Economic Impact and Visitor Attraction
Angela Janik of Buc-ee’s highlighted the store’s potential to draw visitors from significant distances, with 90% of guests traveling from 20 miles or more, and 65-68% coming from over 100 miles away. The Mansfield location will be similar in size to other Buc-ee’s stores, featuring 120 fueling stations and 71 restrooms, and is expected to attract between 4,000 and 8,000 cars per day.
Buc-ee’s stores are known for offering more than just fuel. They provide a unique shopping experience with a wide array of merchandise, specialty snacks, and barbecue, including their famous brisket sandwich. The Mansfield store is anticipated to have an annual payroll of $9 million and employ between 175 and 225 full-time staff, with a starting wage of $18 per hour.
