Denver Senate District 34 Candidates Debate Rent Control Policies

As the primary elections approach, candidates Chela Garcia Irlando and Andres Carrera, both vying to represent Colorado Senate District 34, engaged in a spirited debate at a community forum in Denver. The forum, held at Hearthstone Cohousing, attracted around 50 attendees and focused on housing policy, a critical issue for the district covering downtown Denver.

Debate on Rent Stabilization

The candidates presented contrasting views on rent stabilization, a form of rent control. Carrera opposed rent stabilization, arguing that it could lead to a decrease in available housing units. He emphasized the need for permitting reform to encourage the construction of more apartments, citing a recent 7% decrease in rent due to the addition of 37,000 new units in Denver. Garcia Irlando, however, supported rent stabilization, highlighting that 56% of the district’s residents are renters. She proposed various mechanisms for implementing rent control, such as adjusting for property tax increases or linking it to inflation.

Immigration and Political Experience

The debate also touched on immigration issues, with both candidates being Mexican Americans proud of their immigrant heritage. They discussed their efforts to advocate for legislation limiting the actions of Immigration and Customs Enforcement (ICE). Carrera claimed to have gathered 1,500 signatures for a petition supporting a proposed state law, while Garcia Irlando questioned the effectiveness of his efforts, noting that legislators were not informed of the petition.

Both candidates expressed admiration for prominent progressive figures, with Garcia Irlando receiving an endorsement from Sen. Bernie Sanders and Carrera citing Rep. Alexandria Ocasio-Cortez as an inspiration. Despite their differences, they agreed on several housing policies, including allowing multi-unit properties on single-family lots and maintaining just cause requirements for evictions.

In their closing statements, Carrera emphasized his track record of achieving results in progressive politics, referencing his work on homelessness and immigration with Mayor Mike Johnston’s administration.
