Casper Rezoning Approved

A 69-acre residential rezoning west of Casper, Wyoming, has been unanimously supported by the Natrona County Planning and Zoning Commission. The commission approved the zone change from Urban Agriculture to Suburban Residential, which would allow for low-density residential development.

Developer’s Plans

Developer Gary Ferguson is seeking to develop the land, which is located in the River Run Major Land Division off Robertson Road. Ferguson hopes to connect to city water and create a corridor with open space.

County Development Director Sabrina Kemper noted that the land sits within Casper’s growth boundary. City planners have asked that the subdivision meet municipal engineering and utility standards, including using city sewer service instead of septic systems.

Cell Tower Proposal

In other business, Union Telephone Co., doing business as Union Wireless, has requested a conditional use permit to build an 80-foot monopole cell tower at 700 Morado Drive. The tower is part of a federally mandated equipment upgrade, according to Chris Schlacks of SAC Wireless, representing Union Wireless.

The current 65-foot wood laminate tower cannot support the weight of the replacement equipment, Schlacks said. The new tower will have a 2-foot microwave dish, which will point south, away from homes, posing no safety or visual issues.

The commission supported the permit on the condition that the old tower be taken down within one year of construction. The commission also approved a companion variance to waive the county’s standard 98-foot setback rule.
