The Buffalo City Council has approved the Cornerstone preliminary plat with conditions. The Planning and Zoning Commission had recommended approval with some conditions, which included improvements to the development site and the requirement for a complete fire flow analysis.
Conditions of Approval
The council explained that this was only a preliminary plat, and that the development will be changed throughout the process. The conditions of approval include the submission and approval of a detailed plan showing the locations of all water and sewer services for each lot, as well as the approval of the water and sewer plans by the Wyoming Department of Environmental Quality.
The council also required that Williams Avenue, including the curb and gutter on the east side of the road and the curb, gutter, and sidewalk on the west side of the road, be completely installed or upgraded to current city standards. Additionally, Hamilton Street from Williams Avenue to Cummings Avenue must be improved to current city standards in preparation for a future phase that continues Hamilton Street through the bypass road.
