Brookwood Land De‑Annexed After City Council Vote, Tied to Dallas Data Center Developer

Recent property records confirm that a Dallas firm, Provident Data Centers, is linked to a large parcel of land north of Interstate 20 and west of Brookwood Parkway. The parcel, identified in county records as owned by Tuscaloosa 624 Investors LLC, comprises more than 500 acres in the town of Brookwood, Alabama.

Ownership and corporate connections

Tuscaloosa 624 Investors LLC was formed in Delaware on November 18, 2025, and registered to do business in Alabama two days later. The LLC shares a Dallas mailing address with Provident Data Centers, a company that markets itself as a developer of “powered land” for large technology tenants. Provident lists Alabama as one of nine states where it plans a total of 70 data centers, making this the third data‑center developer the Tuscaloosa Thread has identified along the Brookwood Parkway corridor.

Annexation history

In the spring of 2025, Westervelt Realty, the entity that held the land at the time, petitioned the City of Tuscaloosa to annex the 527‑acre parcel and rezone it for heavy industrial use. After a series of council votes, the annexation was approved, bringing the land into the city’s limits.

Months later, Westervelt reversed its position and asked the city to undo the annexation. In October, the Tuscaloosa City Council voted to de‑annex the property, and Tuscaloosa County Probate Judge Rob Robertson signed the final order in November 2025. The city’s resolution noted that Westervelt sought de‑annexation to “better pursue its business interests.”

Return to Brookwood jurisdiction

County officials confirmed that the parcel was immediately placed back under Brookwood’s planning jurisdiction, where it had been prior to the brief city annexation. The probate court’s final order on November 18, 2025, officially returned the land to Brookwood.

Although the property appears on an interactive city map in District 5, a city spokeswoman clarified that the listing was an error and the acreage has been removed to reflect the de‑annexation.

Potential development and community concerns

The land sits directly west of the Daimler‑Benz Boulevard District Substation, which supplies power to the nearby Mercedes‑Benz U.S. International Plant in Vance. This proximity could qualify the site as “powered” land, a key factor for data‑center development.

Provident Data Centers has not publicly disclosed any specific plans for the Brookwood parcel. Both Mayor Joe Barger and Provident were contacted for comment; neither responded before publication. Mayor Barger, who also serves on the Tuscaloosa County Economic Development Authority, is reportedly bound by nondisclosure agreements that limit discussion of potential projects.

Local reaction

Brookwood residents have voiced questions about the scale of development near Hurricane Creek, Brookwood Middle School, and existing neighborhoods. The lack of public information has heightened community interest in how the land will be used and what impact it may have on local infrastructure and quality of life.
