Allen Sees Development Growth Along US 75 and SH 121

The city of Allen is experiencing notable growth with several development projects underway along US 75 and SH 121. At a recent meeting on June 2, the Allen Planning and Zoning Commission received a quarterly update from Jeremy Tennant, Assistant Director of Community Development, detailing the progress of these projects.

Development Highlights

Among the key projects is the Allen Place Business Center, which will offer approximately 89,000 square feet of office and warehouse space along US 75. This development is expected to boost local business opportunities and contribute to the economic vitality of the area.

Another significant project is the Custer 121 Retail, located along SH 121. This site plan includes retail and restaurant spaces, complemented by a pedestrian-friendly plaza that connects to open spaces, enhancing community engagement and accessibility.

The High 5 project, initially approved in 2022, is also making strides. Situated at The Farm along SH 121, this entertainment venue is nearing the end of its site plan process. Known for its unique offerings such as ax-throwing and bowling, High 5 aims to increase the entertainment options available to residents and visitors along the 121 corridor.

Additionally, Sloan Corners West has completed the construction of two multifamily buildings, with units now available for lease. The development also includes two restaurant shell spaces, one of which is in the process of securing a tenant to complete the interior.

Streamlining Processes

To facilitate these developments, the Allen Planning and Zoning Commission has empowered city staff to handle certain zoning cases internally, allowing for a more efficient progression through the final approval stages. Since January, city staff have filed seven plats with the county, including amended, replats, and final plats, and reviewed six site plans along with 12 site plan amendments.
