Stadium Trace Village Developer Seeks Tax Incentives

The developer of Stadium Trace Village, William Kadish, has presented a new economic incentive proposal for the second and third phases of his development. The Hoover City Council has set a public hearing for July 13 to consider the proposal.

Background

The first phase of Stadium Trace Village, which covered 44 acres at the intersection of John Hawkins Parkway and Stadium Trace Parkway, was completed with the help of up to $20 million in sales tax rebates approved by the city council in 2017. The council extended the time period for the rebates to 15 years in 2021.

Kadish had previously sought tax incentives for an 82-acre phase two, which included a 1,000-seat performing arts center, a golf entertainment center, and other amenities. However, the proposal was met with resistance from the previous city council and mayor, and a deal was never reached.

New Proposal

The details of the new proposal have not been made public, but Kadish plans to present them to the city council on June 22. The council will then have three weeks to consider the proposal before a vote on July 13.

Hoover Mayor Nick Derzis said he has discussed the proposal with Kadish and believes it includes some amenities that the community will like. However, he declined to provide further details, saying he would rather let Kadish present the proposal to the council.

The Hoover Planning and Zoning Commission has already approved preliminary plans for the second phase of Stadium Trace Village, which includes an 80,000-square-foot medical office building and potentially a 200-room hotel, retail businesses, and housing for people ages 55 and older.
