UK House Prices See First Monthly Decline Amid Iran Conflict

In a significant shift, British house prices experienced a 0.6% decline in May, marking the first monthly drop since December, according to data from mortgage lender Nationwide. This decline is attributed to the economic uncertainty stemming from the ongoing conflict in Iran, which has affected consumer confidence and demand in the housing market.

Impact of the Iran Conflict

The conflict in Iran has led to a rise in energy prices and market interest rates, contributing to the slowdown in the housing market. Nationwide’s chief economist, Robert Gardner, noted that the uncertainty in the Middle East has weakened consumer confidence, which was expected to impact the housing market’s momentum.

Average mortgage rates have increased since the start of the Iran conflict, with financial markets anticipating that the Bank of England will raise interest rates later this year. This expectation has pushed borrowing costs higher, further affecting the housing market.

Market Reactions and Predictions

Data from Rightmove indicated that the average rate for a two-year fixed-rate mortgage was 5.13%, while a five-year fixed rate stood at 5.15%, both showing an increase of around half a percentage point compared to the previous year. The Royal Institution of Chartered Surveyors reported widespread price falls in April, particularly in London and southern England, describing the sales volumes and sentiment as subdued.

Halifax, another major lender, also reported a slight 0.1% drop in house prices in April, with prices only 0.4% higher than a year earlier. These figures highlight the broader impact of the Iran conflict on the UK housing market, as economic uncertainties continue to weigh on consumer confidence and market dynamics.
