Stone Hogan project adds 448 affordable homes to Southwest Atlanta

Southwest Atlanta is set to welcome 448 new affordable homes after a public‑private partnership broke ground on two Low‑Income Housing Tax Credit (LIHTC) communities: The Flats and The Villas at Stone Hogan. The development, championed by Mayor Andre Dickens and supported by Atlanta Housing, Invest Atlanta, and a coalition of local developers, represents a $164.6 million investment in quality, family‑friendly housing.

Project details and pricing

The Villas at Stone Hogan, a $66.8 million effort, provides 192 units for adults 55 and older. The Flats at Stone Hogan, costing $97.8 million, offers 256 family‑size apartments. Both projects feature two‑bedroom units that lease for roughly $1,100 per month, well below market rates, making them truly affordable for low‑income households.

Location and amenities

Located just off I‑285 and a short drive from Hartsfield‑Jackson Atlanta International Airport, the complexes boast modern construction that delivers quiet, energy‑efficient homes. Residents will enjoy on‑site fitness and wellness spaces, a community garden, a business center, an early‑learning center, and a playground, creating a self‑contained neighborhood that supports health, education, and economic opportunity.

Overcoming challenges

Developers faced significant topographical hurdles and pandemic‑era cost spikes, prompting a major redesign. Despite these obstacles, both communities were completed a year ahead of schedule and remained on budget, a testament to the collaborative spirit of the partners involved.

Wraparound services

Beginning in January, the Star‑C program will provide free wraparound services to residents, including after‑school and summer‑camp programs, wellness initiatives, and food‑security assistance. These services align with Atlanta Housing’s “Resident Renaissance” vision, which pairs affordable housing with pathways to economic mobility.

Community impact

By delivering high‑quality, affordable housing and supportive services, the Stone Hogan project addresses a critical shortage of low‑cost homes in the region while fostering a sense of community and stability for seniors and families alike. The development also signals a broader commitment by city leaders to invest in sustainable, inclusive neighborhoods that uphold traditional family values and individual liberty.

Looking ahead

All units are expected to be fully leased by the end of the year, providing immediate relief to households seeking safe, affordable housing. The success of this project underscores the power of collaboration between government, nonprofit, and private sectors in building stronger, faith‑centered communities across Atlanta.
