Private Capital to Boost AI Data Center Growth, Says Goldman

Goldman Sachs has highlighted the increasing importance of private infrastructure and real estate capital in financing the burgeoning AI-driven data center industry. As traditional funding avenues evolve, major tech companies like Meta, Microsoft, Amazon, and Alphabet are expected to rely more heavily on these sources to meet their expansive capital expenditure needs.

Rising Investment Projections

The investment bank has revised its capital expenditure forecast for these tech giants to $5.3 trillion for the fiscal years 2025 to 2030, up from an earlier estimate of $4.5 trillion. This adjustment reflects the growing scale and scope of funding required to support the rapid expansion of AI data centers.

Goldman Sachs anticipates that companies will increasingly tap into public, securitized, and private markets to secure the necessary funding. The firm noted that private infrastructure and real estate will play a pivotal role in this financial landscape.

Blurring Boundaries

The distinction between private infrastructure and real estate is becoming less clear as data center projects expand into various categories, including land acquisition, power generation, building construction, and equipment procurement. The structured income generation and inflation-protection characteristics of private infrastructure are expected to further drive growth in this sector.

Goldman Sachs emphasized that infrastructure is at the heart of multiple structural tailwinds, which are anticipated to propel its growth and provide additional financing capacity. From 2021 to 2024, the private infrastructure market experienced an annualized growth rate of approximately 11.5%. The firm expects this rate to increase, potentially reaching the 16% to 17% annualized growth observed between 2012 and 2021.

Future Outlook

By 2030, the infrastructure assets under management could comfortably exceed $3 trillion, according to Goldman Sachs. This projection underscores the significant role that private capital is expected to play in the ongoing expansion of AI data centers, which are crucial for supporting the technological advancements of major tech companies.
