CAMAS, Wash. – Panattoni Development Company officially broke ground this week on Cascadia Heights Industrial Park (CHIP), a new Class A industrial complex designed to meet the region’s growing demand for modern warehouse and manufacturing space while protecting local wetlands.
Project scope and timeline
The development will occupy roughly 69 acres at 4707 and 4723 NW Lake Road, offering about 952,718 square feet of industrial space across two buildings. Building B, the smaller of the two at 94,916 square feet, is slated for completion in August 2027. Building A, the larger 857,802‑square‑foot structure, is expected to be finished by July 2028.
Environmental stewardship built into the plan
From the outset, Panattoni worked with Trinity Consultants (formerly Soundview Consultants) and regulatory agencies to map the site’s natural resources. The company says the design deliberately avoids the most sensitive wetlands and protected plant communities, and includes a 400‑foot‑wide mitigation corridor to enhance long‑term ecological health.
In partnership with the U.S. Army Corps of Engineers and the Washington State Department of Ecology, Panattoni’s stewardship plan adds 0.667 acres of on‑site wetland enhancement, more than 12.6 acres of wetland buffer and upland preservation, and the purchase of 3.091 mitigation credits from the Terrace Mitigation Bank. Native spreading rush will be relocated to designated enhancement zones, and the firm will conduct at least five years of environmental monitoring and reporting to Ecology.
Location and logistics
Cascadia Heights sits about six miles east of Interstate 205 and 3.4 miles north of State Route 14, providing easy access to the Portland‑Vancouver metropolitan area. The site is roughly 11 miles from Portland International Airport and 16.4 miles from the Port of Vancouver, positioning it well for regional and international freight movement.
The campus will feature 174 dock doors, parking for up to 616 vehicles, and space for 192 trailers, making it a versatile hub for multiple tenants.
Project team and developer background
Panattoni has partnered with Haas Architects (architect), AHBL (civil engineering), Shutler Consulting Engineers, Inc. (structural engineering), Perlo Construction (general contractor), AINW (archaeology and historic resources), Terra & Associates (geotechnical engineering), Trinity Consultants (wetlands and endangered species), and Colliers International (marketing and leasing) to bring the project to life.
Founded in 1986, Panattoni Development Company celebrates its 40th anniversary this year. With 69 offices worldwide and more than 630 million square feet of commercial space developed—including over 215 million square feet of build‑to‑suit projects—the firm is one of the largest privately held real‑estate developers in the world.
Local impact
Local officials and business leaders have welcomed the project, noting that the new industrial park will create construction jobs in the short term and attract long‑term employment opportunities for Camas residents once the buildings are operational. The emphasis on environmental mitigation also aligns with community goals to preserve the area’s natural habitats.
“Responsible development means looking beyond the buildings themselves and considering how a project fits within its surrounding environment,” said Travis Hale, Partner with Panattoni Development Company. “We’re proud of the extensive planning and collaboration that have gone into Cascadia Heights and the environmental measures incorporated into the project.”
What’s next
Construction on Building B is already underway, with site work focused on foundation and structural framing. Building A will follow later in 2027, with interior build‑out and tenant fit‑outs scheduled for 2028. Panattoni expects to begin leasing space to regional manufacturers, distributors and logistics providers as the project nears completion.
