A four-acre property in Overland Park, previously home to a Shawnee Mission School District office building, is being considered for a mixed-density multifamily housing development. The site, located at 7235 Antioch Road, was initially planned to become a nursing facility but has sat mostly unused since the school district vacated the building in 2017.
Development Plans
Gravel Development, LLC, is proposing to buy the property and convert it into a development featuring 47 units across 21 buildings, including duplexes, triplexes, and quadplexes. Each unit will have a two-car garage, and additional parking will be available for visitors. The development, dubbed Antioch Homes, will require a rezoning from R-1, single-family residential, to RP-3, which allows for lower-density multifamily projects.
The Overland Park Planning Commission reviewed the rezoning application and voted to continue it to a later date, requesting changes to the site amenities and design schemes. Commissioners expressed support for the project, citing the need for multifamily housing in the area. However, some neighbors raised concerns about the development’s potential impact on stormwater infrastructure and property values.
Community Concerns
Residents near the proposed development expressed worries about the strain on the existing stormwater drain, which is already showing signs of wear. They also voiced concerns about the density of the development and its potential effect on the area’s character. The planning commission will reconsider the rezoning application at a later meeting, with the possibility of it being approved or denied.
