Brent Myers, director of the Greater Fort Worth Association of Realtors, said the rise was largely anticipated. “I think a lot of people anticipated it. It makes a big difference in how real estate is handled,” Myers explained. He linked the rate increase to persistent inflation, noting that higher rates are a tool to curb price pressures. “It’s inflation, and I realize that’s part of what the overall issue is—everything is expensive and the idea is to bump those rates up to bring down inflation,” he said.

Landon pointed to property taxes and homeowners insurance as even larger headwinds. “The rapid increase in valuations in our property taxes over the last couple of years has been huge,” he noted. “And the cost of homeowners insurance is absolutely skyrocketed. Those are actually having a much greater impact on affordability than interest rates are.”
