West Hartford welcomed a new high‑end rental community this week as One West Hartford, a 172‑unit luxury apartment complex, opened on the former site of The Children’s Museum. The development offers 29 floor plans and a suite of amenities, including a dog spa, cinema room, fitness center, golf simulator and pool area.
Rental rates and market response
According to Samantha Willett, a representative for the property, rents begin at about $3,000 per month for a one‑bedroom unit, $4,200 for two‑bedrooms and roughly $6,000 for three‑bedrooms. “While they seem high at first, it’s fitting the area. That’s kind of what we’re seeing the rents move towards, and you’re just getting a lot for your buck,” Willett said during a tour.
All three‑bedroom units have already been leased, indicating strong demand for upscale rentals in the town. The complex is situated just off downtown West Hartford, near restaurants, shops and Whole Foods, and close to the town’s well‑rated schools.
Affordability concerns persist
Statewide, average rents in Connecticut have climbed to about $2,000 per month, according to Zillow data. While this remains below the $3,300 average in Boston and the $3,600 average in New York City, the rising cost of housing continues to strain many residents.
Housing advocates argue that the new luxury units do little to address the broader shortage of affordable housing. “There are signs it will continue to get worse. We have really low vacancy,” said Philip Shattuck of the Office of Policy and Management, speaking at a recent state housing group meeting.
One West Hartford does include nine income‑restricted apartments, with rents starting at about $1,700 per month. Developers expect the entire complex, including the affordable units, to be fully leased by the end of the year.
Resident perspective
Tennie Jackson, who recently moved to West Hartford from San Diego, noted that while Connecticut is cheaper than Southern California, new construction remains pricey. “It’s cheaper than Southern California. Yes, that’s true. But to me, it’s still on the pricier side, especially new stuff,” she said.
Jackson’s comments echo the sentiment of many newcomers who are drawn to the state’s quality of life but find the cost of newer housing challenging.
What’s next for Connecticut housing?
Housing advocates continue to call for the construction of more than 100,000 additional housing units statewide to meet demand. The One West Hartford development illustrates both the market’s appetite for luxury rentals and the ongoing need for policies that expand affordable options.
Local officials and developers say they are monitoring the market closely and remain committed to balancing high‑end projects with income‑restricted units. As West Hartford’s new complex reaches full occupancy, the town joins a growing list of Connecticut communities grappling with how to provide homes for families of all income levels while supporting economic growth.
