Nash County is the latest to join the conversation about data centers, with more than two dozen North Carolina communities adopting moratoriums or zoning restrictions due to concerns over noise, electricity demand, and water use.
Land Development Regulations
The Nash County Planning Director, Adam Tyson, stated that the goal is to establish tools for county commissioners should they be presented with a data center proposal. The Unified Development Ordinance (UDO) proposes the establishment of a land use category for “data centers” and permits their development only in General Industrial Zoning Districts and only with the issuance of a Special Use Permit following a quasi-judicial public hearing process.
The UDO also addresses operational impacts such as noise and the use of electrical and water utilities. Tyson noted that there are currently no proposals for data centers in Nash County, but the elected officials are taking the prospect seriously.
