A historic firehouse in Rogers Park, Chicago, is poised for a new lease on life as a community hub. Developers Ryan Cummings and Michael Salvatore, both with deep ties to the neighborhood, are spearheading the project to transform the former Engine Co. #102 firehouse into a vibrant space for locals.
Located at 1721-23 W. Greenleaf Ave., the firehouse has been vacant since 2009. The city of Chicago, which owns the property, recently accepted a proposal from Cummings and Salvatore to purchase the building for just over $350,000. Their vision includes a cafe or bar on the ground floor and an event and co-working space on the second floor.
Cummings, who has a background in development and real estate, is confident in his ability to manage the construction aspects of the project. He is joined by Salvatore, founder of the Heritage Hospitality Group, known for popular local venues like Heritage Coffee & Bikes and Larry’s bar. Together, they aim to create a ‘third space’ for the community, a concept supported by local residents and Alderman Maria Hadden.
Preserving History While Building Community
The developers are committed to retaining the building’s historical features, including its original staircase, marble shower separators, and metal lockers. Despite the building’s dilapidated condition, with issues like peeling paint and holes in the roof, they are determined to restore it to its former glory.
The project is still in its early stages, with the team working on securing financing. Cummings plans to apply for a Community Development Grant to help fund the restoration. This grant typically supports projects that encourage neighborhood investment, aligning perfectly with their goals.
Previous attempts to repurpose the firehouse, including proposals for a Hindu temple or social services headquarters, have not materialized. However, with a clear plan and community backing, Cummings and Salvatore are optimistic about the firehouse’s future as a cornerstone of Rogers Park’s community life.
