Residents of West Palm Beach’s historic Grandview Heights neighborhood are taking legal action to stop the city from moving forward with an 18‑story, 400‑room hotel that would rise on a parking lot less than a block from the Palm Beach County Convention Center.
Petition filed by local groups
The Grandview Heights Neighborhood Association and the West Palm Beach Neighborhood Alliance filed a petition in circuit court seeking an injunction that would prevent the city and developer Related Ross from proceeding with the project. The groups argue the city should have conducted additional traffic and infrastructure studies before approving the hotel in August, and they raise due‑process concerns about communications between city commissioners and the developer.
Residents voice concerns
Long‑time resident Vanessa Nedvins described the neighborhood as “a beautiful community…full of historic homes or some newer homes.” While she supports downtown development, she said the hotel and other nearby projects could strain infrastructure that has not been fully studied. “It’s nerve‑wracking,” Nedvins said. “The development in West Palm Beach and this site in particular is a good thing, but the strain on our infrastructure that hasn’t been studied, the communities that are adjacent to all of this work bear the brunt.”
Bruce Barber, who has lived in Grandview Heights for decades, echoed those worries. “The whole reason I moved to this neighborhood is because it is historic. All the houses are different,” he said. Barber added that residents expect downtown West Palm Beach to keep growing, but they want growth handled responsibly. “We wanted to work this out with the city and the developer in an amicable way, and unfortunately, that didn’t happen,” he explained.
Legal goals, not anti‑development
Both Barber and Nedvins emphasized that the lawsuit is not intended to stop all development. Their goal is to ensure the city and the developer address the community’s concerns before construction begins. “We would like some compatibility out of this case,” Barber said. “Some of the things that we had requested, we’d like those to be honored.”
City and developer response
When contacted, the City of West Palm Beach said it could not comment on the active legal matter. Related Ross has not responded to requests for comment.
What’s at stake
The proposed hotel would add a significant number of rooms and visitors to an area already busy with convention traffic. Critics worry about increased vehicle congestion, construction noise, and the impact on the historic character of Grandview Heights. Supporters argue the hotel will boost tourism, create jobs, and complement the convention center’s existing amenities.
The petition asks the court to require the city to conduct a thorough traffic impact analysis, evaluate infrastructure capacity, and ensure that any mitigation measures are put in place before the project can move forward.
Next steps
The case will be heard by a circuit judge, who will decide whether to issue a temporary restraining order while the parties gather additional evidence. If the court grants the injunction, the city may need to revisit its approval process and address the specific concerns raised by Grandview Heights residents.
