The Fort Worth Zoning Commission recently approved plans for the adaptive reuse of the historic Primera Baptist Church, located at Circle Park Boulevard and Lincoln Avenue, into a senior housing development. This project will preserve the church’s historic structure while adding 84 housing units for residents aged 67 and older, along with a community-accessible pocket park.
Warehouse Development Moves Forward
In addition to the church project, the commission advanced a controversial warehouse development near Marine Creek Ranch. Developers agreed to exclude data centers and other incompatible uses from the project, which will feature four warehouse buildings on nearly 69 acres at 2801 NW Loop 820 and Marine Creek Parkway. The site, owned by the Sansom family, had initially faced scrutiny due to its location in a mixed-use growth area envisioned for more walkable and educational developments. However, after revisions, the plan now includes increased setbacks and open spaces, with truck access primarily from highway-adjacent routes.
Other Zoning Decisions
The commission also approved a mixed-use and commercial zoning request for over 184 acres along Farm to Market Road 3325 at Interstate 20. This proposal includes commercial, light industrial, and residential uses, with a prohibition on data centers following discussions with city officials. Despite concerns from local residents about traffic and noise, the development is expected to bring significant roadway improvements funded by the developer.
Another debated proposal involved a QuikTrip car wash near Edgecliff Village, which was approved after an initial denial. Concerns about noise and traffic were raised, but the commission ultimately voted in favor of the project, noting QuikTrip’s longstanding presence at the site.
Finally, the commission recommended approval for a parking garage in the Fort Worth Stockyards and two city-initiated amendments to the zoning ordinance to comply with recent state legislation.
