El Paso County to Hear Buc-ee’s Zoning Appeal

El Paso County commissioners are set to hear an appeal on August 27 regarding a potential new Buc-ee’s location near County Line Road and Interstate 25. The appeal will determine whether the proposed Buc-ee’s use is an allowed use in the C-1 zoning district.

Background

The county’s Planning and Community Development Director was unable to fully determine if the proposed store would fit the requirements of a convenience store under the Land Development Code. Buc-ee’s had asked the county to be labeled as a convenience store, but the director was unclear if the facility meets the requirements.

Residents in the Tri-Lakes area have expressed concerns that the proposed development does not meet the spirit of a ‘convenience store.’ They point to Buc-ee’s using the term ‘travel center’ on public websites. The county will allow public input at the hearing, and residents can submit written comments or attend the hearing to speak during the public comment section.

Next Steps

The appeal will discuss the single issue of whether the proposed Buc-ee’s use is an allowed use in the C-1 zoning district. The Board of County Commissioners’ decision will not approve or deny the actual development, but will only decide the land-use classification. Any future development would require county reviews and approval.
