Bensalem Mayor orders remaining Neshaminy Mall tenants to vacate by Oct. 31 ahead of demolition plans

Bensalem, Pa. – Mayor Joe DiGirolamo told residents on Thursday that every remaining tenant at the Neshaminy Mall must vacate the site by Oct. 31. The deadline clears the way for demolition of most of the mall, a step that will allow developers to consider future uses of the 1.2‑million‑square‑foot property.

Demolition timeline and developer ownership

The mall was purchased in 2024 by a partnership of Paramount Realty and Edgewood Properties for $27.5 million. While the owners have not released a specific demolition date, DiGirolamo confirmed that demolition work will begin after the Oct. 31 deadline. He also said the township will remove the historical dioramas that currently sit inside the mall before any tearing down starts.

Community reactions

Longtime shoppers expressed a mix of nostalgia and concern. “It’s a shame. We used to love going there. It was like a hopping place. But now it’s like a desert,” said Linda Marczak, a Bensalem resident who grew up frequenting the mall.

Others recalled the mall’s role as a teen hangout. “Probably when my kids were in their teens, that was their hangout. That’s where the kids used to go on Friday night, to the movies, things like that,” said Lisa Aninsman.

Erin Vonderlinden of Northeast Philadelphia added, “Just going there with my friends. Just hanging out. Shopping,” noting that stores such as Bath and Body Works, Hollister and Aeropostale were among her favorites.

Even as the mall’s era ends, many residents hope the site will bring new amenities. “Maybe food stores or something like that,” Vonderlinden suggested. Aninsman imagined a mixed‑use development with “apartments and boutique‑type stores, little cafes maybe.”

Some community members voiced concerns about additional traffic if residential units are built near the busy intersection of Route 1 and the Pennsylvania Turnpike. “There’s way too much traffic here already. If you put housing in there, it’s going to be a worse nightmare than it is right now,” said a resident who asked to be identified only as Tina.

Anchor tenants remain open

Despite the upcoming demolition, several anchor tenants will stay open during the transition, including the AMC theater, Boscov’s department store and Barnes & Noble bookstore.

Developer statement

A spokesperson for Paramount Realty declined to share specific redevelopment plans, stating the company is not releasing any details at this time.

What’s next for Bensalem?

Mayor DiGirolamo emphasized that the township will continue to work with the developers to ensure the site’s future aligns with community needs. He noted that the removal of the mall’s historical displays will preserve local heritage even as the physical structure makes way for new opportunities.

The demolition and any subsequent redevelopment will be monitored closely by local officials and residents alike, as the former shopping hub transitions toward a new chapter for Bensalem.
