Albuquerque tenants demand action as city orders Mont 44 Apartments to fix sewage and insect problems

Tenants of Mont 44 Apartments, a rental complex in northeast Albuquerque, have taken to the streets to demand that the property’s management address serious health‑code violations. The complaints center on recurring sewage backups, pervasive insect infestations and other conditions that city inspectors have deemed hazardous.

Residents describe unsafe living conditions

“I’ve had raw sewage water all the way out to here in my kitchen from this bathroom,” said Alyssa Harper, a longtime resident and mother of two young children. “At times, it was just about ankle deep.” Harper explained that the problem has persisted for years, forcing her to guide her seven‑year‑old daughter to the bathroom out of fear of further contamination.

Other tenants, including Katelyn and Victor Chavez, reported swarms of ants invading their home. “We’ve literally eaten ants, and the kids have too,” Victor said. Their one‑year‑old daughter developed an allergic rash that lasted four months, which the family now attributes to the ant infestation.

City inspection triggers deadline

On September 19, the Albuquerque Department of Development conducted an inspection of Mont 44 Apartments and found multiple violations of the city’s health‑code standards. The department issued a formal notice giving the property ten days to correct the deficiencies, warning that failure to comply could result in fines of up to $17,500 per day.

According to a city press release, the complex has received 76 complaints related to property inspections since June of the previous year. The building is managed by Laramar, a Denver‑based property‑management firm. KOAT reached out to Laramar for comment but has not yet received a response.

Community impact and next steps

Residents say the ongoing issues are taking a toll on their children’s well‑being. “They see a puddle outside just from the rain, and it’s actually rainwater,” Harper noted, adding that the sight of possible sewage makes her family anxious.

City officials have urged the management company to act quickly. If Mont 44 fails to meet the ten‑day deadline, the city will impose daily penalties and may pursue further enforcement actions, including possible closure of the affected units.

Tenant advocacy groups in Albuquerque have pledged to monitor the situation and support the residents in seeking a safe living environment. The community hopes that the city’s swift response will compel Laramar to prioritize repairs, replace damaged plumbing, and implement a comprehensive pest‑control program.

Tenants are encouraged to document any further incidents, report violations to the Albuquerque Department of Development, and stay informed about upcoming city inspections. By maintaining pressure on both the property manager and local officials, residents aim to ensure that their homes meet basic health and safety standards.
