AI‑driven wealth sparks record‑high home prices in San Francisco

San Francisco’s housing market has entered a new phase of intensity as the artificial‑intelligence boom brings a wave of high‑earning tech workers to the city. Renters feel the pressure

The rental market mirrors the buying frenzy. One‑bedroom rents have risen nearly 23 % and two‑bedroom rents 26 % since last year, according to Zumper. The average two‑bedroom rent in San Francisco now surpasses that of New York City, traditionally the nation’s most expensive rental market.

Paul Belmonte, a 34‑year‑old biotech professional who moved from Seattle, illustrates the strain. After renting a $3,250‑per‑month unit, he discovered that comparable apartments are now listed $1,000 higher than his current rent. “When I think long term about family, I’d love to have a house. If I have kids, I want them to have their own room,” he said, adding that the cost makes him wonder about returning to Seattle.

Supply tightens as owners hold back

Active listings have dropped about 30 % since last year, partly because renters are choosing to stay put rather than test the market. Fewer homes for sale means competition intensifies for the remaining inventory.

Future outlook

Both OpenAI and Anthropic are expected to go public in the coming months, potentially creating thousands of additional millionaires with sizable stock windfalls. Analysts estimate that, if fully realized, these IPO proceeds could purchase nearly 29 % of all homes in the San Francisco metro area.

Some sellers are even willing to accept shares of OpenAI or Anthropic as payment, betting that post‑IPO valuations will keep home prices climbing.
