Ahlquist and Coeur d’Alene Tribe Plan 920-Acre Development in Elmore County

A major development is on the horizon for Elmore County, Idaho, as Ahlquist, a real estate development firm, partners with the Coeur d’Alene Tribe to create a 920-acre mixed-use project. This ambitious endeavor, known as the Peregrine Industrial & Technology Park, is strategically located along I-84 at the Simco Road interchange. The site is approximately 12 minutes from Micron Technology’s Boise campus and about 15 minutes from the Boise Airport, making it a prime location for growth.

Project Details and Economic Impact

The development will feature a 744-acre industrial and technology park alongside a 146-acre commercial area. The project is designed to support the eastern expansion of the Treasure Valley, including the Sho-Pai Casino and Resort. Parcels within the development are currently available for sale or lease, providing opportunities for local businesses and investors.

The site is positioned across I-84 from the planned Mayfield communities, which are expected to include over 10,000 new homes. This proximity highlights the potential for significant residential and commercial growth in the area.

Commitment to Economic Development

Chief Allan, Chairman of the Coeur d’Alene Tribe, emphasized the tribe’s dedication to sustainable economic development. He stated, “A project of this size and ambition reflects the Coeur d’Alene Tribe’s long-standing commitment to thoughtful, lasting economic development, and we are excited to help bring it to the Treasure Valley.” The development also aligns with efforts to assist the Shoshone-Paiute Tribes in building their first resort and casino.

Ahlquist CEO Tommy Ahlquist highlighted the project’s role in accommodating regional expansion, particularly in light of Micron’s ongoing growth in Boise. The development aims to shape the future of a key corridor in the Treasure Valley, offering new opportunities for businesses and residents alike.
