Eco Motel on E. Lancaster Ave.
The Eco Motel, located at 3201 E. Lancaster Ave., was cited for over 370 violations in January, including compromised foundations, exposed wiring, and water damage. Property owner Shetal Patel reported that, following a second inspection on April 3, the number of violations was reduced to 229, mostly through cosmetic repairs. However, significant structural issues remain unresolved.
Patel requested 90 days to complete repairs, citing the need for additional structural engineering reports. Despite this, the commission decided on a 30-day deadline, with the city declaring the structures substandard and hazardous. Local neighborhood association leaders testified about the motel’s negative impact on the community, supporting the city’s motion.
The Mirabel on Woodway Drive
The Mirabel, an apartment complex at 6301 Woodway Drive, has been under scrutiny for nearly four years. The property has been plagued by missing plumbing, break-ins, and ongoing crime, with the owners unresponsive to city communications. By March, all tenants had been relocated due to the unsafe conditions.
City officials reported multiple code violations across 14 primary and three accessory structures. The property, situated near Woodway Elementary School and Southwest High School, was also declared substandard and hazardous, with a 30-day deadline for repair or demolition.
The commission’s unanimous decisions reflect a commitment to ensuring the safety and well-being of Fort Worth residents, emphasizing the importance of property owners maintaining compliance with safety standards.
