Australian Home Prices Slip for Fifth Straight Month as Market Weakens

Australian homeowners and prospective buyers are feeling the pressure as the nation’s housing market entered its fifth month of decline in August. Data from property‑consultant Cotality show that average home prices dropped 0.9% from July, extending a downward trend that began earlier this year.

Broad‑based price drops across major cities

The decline was not limited to a single region. Sydney and Melbourne led the monthly falls, with prices slipping 1.4% and 1.1% respectively. Other capital cities also recorded losses, and once‑booming markets such as Brisbane and Perth saw values fall 1.0% and 0.8% after enjoying double‑digit gains earlier in the year.

How deep is the correction?

Overall, Australian home values are now 3.6% below their peak, though they remain 2.7% higher than a year ago. In Sydney, the cumulative drop from the February peak reaches 7.1%, outpacing the correction that followed the Reserve Bank of Australia’s 425‑basis‑point rate hikes in 2022‑23, which had driven a 6.6% decline.

Weaker activity fuels the slide

Tim Lawless, research director at Cotality, attributes the softer price trend to a marked slowdown in transaction activity. Over the past three months, sales are down 15.5% compared with the same period last year. Buyers are lingering longer on the market, sellers are offering larger discounts, and auction clearance rates remain low, creating a classic buyer’s market—but confidence is lacking.

The housing sector is a cornerstone of Australia’s economy, linking real‑estate services, construction trades and related industries. A sustained slump in turnover could ripple through these sectors, slowing job growth and reducing consumer spending. Already, housing‑credit growth has begun to decelerate.

Policy backdrop and future outlook

Recent government tax changes have cooled investor demand, further dampening price momentum. Meanwhile, the Reserve Bank of Australia has raised the cash rate three times this year to 4.35%, and markets are pricing in at least one more hike before year‑end after a hotter‑than‑expected July inflation reading.

Analysts caution that without a rebound in buyer confidence or a shift in monetary policy, the housing market may continue to face headwinds. For homeowners, the current environment underscores the importance of prudent financial planning and a focus on long‑term stability.
