Avondale Housing Development Moves Forward with Plan Commission Approval

The Chicago Plan Commission has given the green light to a significant housing development on a vacant lot at 3231-65 N. California Ave. in Avondale. This decision follows two community meetings where residents expressed concerns about the project’s density, parking, and traffic implications. In response, developers scaled down the original plan from 152 to 105 housing units.

The approved development includes 40 townhomes and 65 apartments, with the northernmost apartment building replaced by 14 three-story townhomes. The project, valued at $65 million, also features 112 parking spaces, exceeding city requirements. The plan now awaits approval from the zoning committee and the full City Council, with support from Ald. Anthony Quezada (35th).

Commission Chair Laura Flores, who has personal ties to the area, expressed enthusiasm for the development, highlighting its potential to revitalize the neighborhood and provide residents with access to the nearby river.

Community and Economic Impact

The development aims to boost the local economy and align with urban design standards. It includes 21 below-market units as per the city’s Affordable Requirements Ordinance, offering options for families earning between 40-80% of the area median income. Market-rate rents for townhomes will start at $6,000, while apartments will range from $2,500 to $3,000, with additional costs for garage parking.

Community reactions have been mixed. Some residents welcome the potential increase in foot traffic and business for local shops, while others worry about affordability and traffic congestion. The project is expected to create 200 jobs if it receives final approval and construction begins later this year.
