Omaha partners with Bloomberg Philanthropies to fund new accessory dwelling units

Omaha is moving forward on affordable‑housing solutions by teaming up with Bloomberg Philanthropies to add more accessory dwelling units (ADUs) across the city. Deputy planning director Eric Englund announced that the partnership will bring a grant of $450,000 to $750,000, which the city will allocate toward ADU planning, design assistance and outreach.

How the funding will be used

Englund said the money will help the city develop ready‑to‑use plans for residents who want to build ADUs on their own properties. “Some of the possibilities would be to produce plans for ADU units for citizens, it could be for technology…for information purposes, for creation of websites,” he explained. The goal is to make the process as straightforward as possible, keeping construction footprints small and minimizing traffic impacts.

Local builder ready to meet demand

Platte and Pine Construction and Remodel, founded by former attorney Nick Knihnisky, is already specializing in ADU projects. Knihnisky noted that the 2024 zoning changes opened a new market for builders focused on multigenerational living. “I think over on the coasts you hear a lot about adding income, a rental structure or a tenant of some kind. But here it’s more so aging in place…multigenerational living…having your parents closer to you,” he said.

No neighborhood favoritism

Englund emphasized that the city will not prioritize any particular neighborhood for ADU construction. He pointed to the modest size of ADUs as a key advantage: “What’s great about ADUs is that it is a very gentle and minimal way to increase density that isn’t as impactful as some of the other residential projects in place.” This approach aims to address housing needs without overwhelming existing streets or services.

Omaha joins a growing national network

The program mirrors efforts in other partner cities that have looked to Austin, Texas, for a successful ADU model. While Omaha is among the first wave, the initiative could eventually expand to up to 16 additional cities nationwide, spreading the benefits of affordable, family‑friendly housing.

What residents can expect

Homeowners interested in adding an ADU will soon have access to city‑provided design templates, technical guidance and possibly streamlined permitting. By keeping the footprint small, ADUs can provide extra living space for aging parents, adult children, or generate modest rental income without altering the character of a neighborhood.

Looking ahead

City officials will continue to refine how the grant funds are distributed, working closely with local builders, community groups and residents. The partnership reflects Omaha’s commitment to thoughtful growth, family stability and preserving the city’s traditional values while meeting modern housing challenges.
