Richardson’s downtown corridor is seeing a wave of new retail activity that promises to broaden shopping and dining options for local families. The most notable addition is Jubran Roastery & Market, a Jordan‑based roastery and grocery that opened its first U.S. location in the city.
Jubran Roastery & Market brings Middle Eastern flavors to Richardson
Owner Eddie Tiraoui says the store emphasizes fresh, made‑from‑scratch products. Customers can watch coffee beans being roasted, watch fresh peanut butter being ground in‑store, and choose from 111 varieties of spices. “It has pretty much everything from spices to nuts, dates, coffee,” Tiraoui explained, adding that patrons can order any coffee they like and have it ground on the spot.
The shop also offers seating for coffee or gelato, which Tiraoui describes as “some kind of getaway” for shoppers. Founded in Jordan in 1986, Jubran now operates 18 stores there, and the Richardson location is intended to serve as a model for future U.S. expansions.
Upcoming sweet‑tooth destinations
Two dessert‑focused businesses are slated to join the area soon. Milk Cake Bakery will open within the new Habibi Market shopping center on Sherman Street, featuring specialty coffee and handcrafted desserts such as a honey cake and a brownie encased in a chocolate shell.
Kunafa Factory, a Mediterranean bakery known for baklava and kunafa, announced a new Richardson site. The company, which currently runs a single location in Arlington, expects construction to continue into early 2027. The bakery’s social‑media posts show plans for a storefront at 600 S. Sherman St., Ste. 108A.
Relocations and closures
Vivi’s Boutique & Pink Pagoda Room has moved to a larger space in the Campbell Pavilion Shopping Center near the Richardson border. The boutique, which sells women’s clothing, accessories, gifts, and mahjong supplies, reopened on October 6 after closing its former location at 635 W. Campbell Road in August. The new venue includes a dedicated Pink Pagoda Mahjong Room that hosts weekly open play, lessons, and private events.
In contrast, Sweetwaters Coffee & Tea announced the closure of its Richardson location, which first opened in 2019. The national chain will continue operating its other Texas sites.
What these changes mean for the community
These openings and relocations reflect a growing appetite for diverse culinary experiences and specialty retail in Richardson. By offering fresh, locally‑sourced products and unique cultural flavors, businesses like Jubran Roastery & Market and Kunafa Factory contribute to the city’s economic vitality and provide families with more choices for dining and shopping close to home.
Local officials have praised the expansion of small‑business ventures, noting that they create jobs and enhance the vibrancy of Richardson’s commercial districts. Residents can look forward to a richer retail landscape that aligns with the city’s tradition of supporting entrepreneurship and community‑focused development.
