Denison, Texas – A new Long John Silver’s restaurant is slated to open in Denison as early as next spring, bringing a well‑known quick‑service brand back to the community. The project will repurpose the former Schlotzsky’s building on Highway 75, a site that has been vacant for several years.
Franchise group moves quickly
Bill Wastoskie, vice president of rural markets – leasing, land sales and acquisition for Centerpoint Commercial Properties, said a franchise group approached the company with a strong franchise base and a clear desire to locate a Long John Silver’s in Denison. “That was actually one of the quickest looks and closes that I’ve done in a long time on a commercial deal,” Wastoskie said.
Renovation timeline
Centerpoint estimates the remodel of the former Schlotzsky’s building will take six to eight months. The work will include updating the interior layout, installing kitchen equipment suited to Long John Silver’s menu and refreshing the exterior to match the brand’s recognizable look.
Why Long John Silver’s will thrive
Wastoskie believes the brand’s price point and strong name recognition will be key drivers of success. “I think the price point in Long John’s and then I mean the brand recognition. I think that’s going to be two strong factors that are going to make them survive and then thrive at this location,” he explained.
Economic benefits for Denison
The new restaurant is expected to generate both sales‑tax and property‑tax revenue for the city, adding to Denison’s fiscal base. “I think that right now Denison and Sherman are on the radar for a lot of nationals and regional uses that we’re going to see a lot more… we’re going to see some more fast‑food brands and QSR brands hit this area in the near future,” Wastoskie added.
Nearby development activity
Further south on Highway 75, the Waterloo Trails development is already under construction. Phase one will deliver 236 apartments and is scheduled to open in late 2027. The Denison Development Alliance has set aside 12 acres along the highway for future commercial use and hopes to attract a grocery store to the area.
Additional projects in the pipeline
Wastoskie noted that Centerpoint has other deals in progress, including a site at 691 U S 75 in front of the hospital and another location just north of the Walmart. These projects signal continued momentum for commercial growth in the Denison‑Sherman corridor.
What this means for local families
For Denison families, the arrival of Long John Silver’s offers a familiar dining option that fits a modest budget while providing a convenient gathering place. The restaurant’s presence also supports local employment, with an estimated 30‑40 jobs created during construction and additional positions once the kitchen opens.
City officials have welcomed the development, noting that new businesses help sustain community services and enhance the quality of life for residents. As the project moves forward, officials plan to keep the public informed about construction milestones and any traffic impacts on Highway 75.
Looking ahead
With the renovation timeline set and the franchise group ready to break ground, Denison residents can anticipate the familiar aroma of fried fish and hush‑puppies filling the air next spring. The project underscores the city’s growing appeal to national quick‑service restaurant brands and signals a bright outlook for local economic development.
