Denison’s former Schlotzky’s sandwich shop on Regency Lane, near Highway 75, is set to reopen as a Long John Silver’s seafood restaurant, according to KTEN. The building, which had been listed for sale, is now off the market and slated for a new fast‑food concept focused on fish‑and‑chips fare.
“I’ve seen these restaurants become hard to find, so I’m just happy Long John Silver’s… they see the potential,” said Denison resident Mike Stepp, who noted he previously drove to Durant, Oklahoma, for the chain’s menu. The nearest Long John Silver’s currently sits in Durant, while the company operates 12 locations in Oklahoma and 73 in Texas.
Bill Wastoskie, vice president of Rural Markets for CenterPoint Commercial Properties, the property owner, said the project reflects growing confidence in Grayson County’s market. “We haven’t had this user in this market forever. I think it’s gonna give another opportunity to create another spark in Denison,” he said.
Wastoskie added that the restaurant is expected to open “probably in six to eight months,” which would place the launch sometime next year. He linked the timing to the county’s population boost and noted other recent developments, such as Longhorn Steakhouse, Bubba Gump’s, and the upcoming HEB, as signs of continued growth along Highway 75.
The new Long John Silver’s will add a seafood option to Denison’s dining scene, diversify local restaurant choices, and create employment opportunities for residents. Community members expressed optimism that the opening will reduce the need to travel out of town for fish‑and‑chips and contribute to the vibrancy of the city’s commercial corridors.
What’s next: The restaurant’s exact opening date has not been announced, but officials expect doors to open within the next six to eight months. Residents can watch for updates from the property owner and the chain as construction progresses.
