Leawood, Kan. – The 34‑acre mixed‑use development that will house the new headquarters of insurance broker Lockton has received a fresh identity. Developer VanTrust Real Estate announced that the project, previously called Hallbrook North, will now be known as Highpoint, a name chosen to reflect the site’s elevated terrain and the high standards the developers intend to set.
Developer vision and city endorsement
“Highpoint represents what we envision for this development,” said VanTrust spokesperson Justin Duff in a release. “As construction becomes more visible, the Highpoint name gives an identity to what’s taking shape. It also reflects the lasting standard we intend to set here.”
Leawood Mayor Marc Elkins praised the project, highlighting its extensive trail system and its connection to Leawood City Park. “The addition of Highpoint will enhance our skyline and provide valuable walkable paths that link residents to retail, dining and green space,” Elkins said.
Project components and timeline
The first phase of Highpoint includes a landmark 176‑foot, 12‑story tower that will house Lockton’s new headquarters, a 145‑room hotel with an event center, a corporate retreat facility, a luxury apartment building, a child‑care center, and a mix of retail and restaurant space. Construction on the tower began in May and is expected to be completed by the first quarter of 2030.
Later phases will add a second luxury apartment building, an expansion to the headquarters, and an additional office building, bringing the total to eleven structures across the site.
Infrastructure and incentives
Highpoint’s design emphasizes connectivity, featuring walkable pathways, green spaces, and direct links to nearby residences, shops and restaurants. The trail network will also tie into Leawood City Park, creating a seamless pedestrian experience for families and commuters.
The project is being supported by roughly $150 million in tax incentives, including $108.7 million in tax‑increment financing, about $10 million from a 1.5 % sales tax within the district, up to $18.8 million from transient‑guest taxes on hotel stays, and $14.6 million earmarked for construction‑related equipment and expenses.
Economic impact
When completed, Highpoint is expected to generate thousands of jobs, both during construction and in the ongoing operation of the office, hotel, retail and residential components. The presence of Lockton’s 1,500‑employee headquarters will further anchor the development as a regional employment hub.
Local businesses anticipate increased foot traffic and new opportunities for partnerships, while residents look forward to the added amenities and enhanced quality of life that the project promises.
Looking ahead
VanTrust plans to release additional renderings and updates as construction progresses. A video outlining the overall concept is available on the developer’s website, offering a glimpse of the future Highpoint skyline that will soon dominate the Leawood horizon.
