Las Vegas, Nev. – The local housing market showed another slowdown in October, with the Las Vegas Realtors association reporting a noticeable dip in sales as mortgage rates climbed.
Sales figures and pricing
According to the association, 1,895 existing homes, condominiums and townhomes changed hands in October. Compared with the same month last year, sales of single‑family homes were down 11.9% and condo and townhome sales fell 23.6%.
The median price for a single‑family home was $475,000, a modest 0.1% increase from October 2025’s $474,370, but still below the all‑time high of $490,000 reached in May and June of this year. Condominiums and townhomes sold for a median of $279,000, representing a 2.1% decline from the year‑ago month.
Inventory and supply
Inventory remains abundant. In October there were 8,112 single‑family homes and 2,937 condos and townhomes listed without offers, up 7.6% and 6.7% respectively from the prior month. At the current pace, the market is on track for a nearly six‑month supply of homes.
Industry perspective
“We’re seeing the impact of the recent rise in mortgage rates,” said George Kypreos, President of Las Vegas Realtors, in a statement. “I suspect these statistics would look a lot different if rates went back down by a percentage point or so. The demand for homes in Southern Nevada is still strong.”
Kypreos’ comments underscore that, despite the dip in transaction volume, buyer interest remains robust. Many prospective owners are waiting for rates to ease before committing, a pattern that aligns with national trends in a higher‑rate environment.
Year‑to‑date outlook
So far this year, the sales pace mirrors the 2025 level, which recorded the lowest annual total since 2007. While the market faces headwinds from financing costs, the steady median price and continued listing activity suggest that the Las Vegas housing sector retains a solid foundation.
Potential homebuyers and sellers are encouraged to stay informed about mortgage rate movements and to work closely with local real‑estate professionals to navigate the evolving market conditions.
