Madison, Wis. – Hilldale Shopping Center is quickly approaching full occupancy after roughly a dozen new openings over the past two years. The outdoor retail hub blends first‑to‑Wisconsin national brands with beloved local businesses, reinforcing its role as a gathering place for families, dog owners, remote workers, and shoppers.
New national and local tenants strengthen the mix
General manager Amanda Stiebens said the center balances national retailers like Reformation and the Italian‑style eatery North Italia with local establishments, including the newly opened Chocolate Shoppe Ice Cream Company. “Hilldale loves being part of the Madison community and reflecting Madison on our property,” Stiebens said, adding that it’s “special to see our businesses perform and welcome new neighbors.”
North Italia, the brand’s first Midwest location, opened in the former Italian restaurant Amara space in July 2024. Executive chef Catie Swimm praised the community’s enthusiasm, noting, “It’s super exciting. It’s definitely a community that people seem to really cherish around here, and I’m excited for Madison to grow with us.”
Ali Scherer, North Italia’s general manager, described the restaurant as offering “elevated yet casual service for game days, date nights, and special occasions,” and said the team feels honored to join Hilldale.
Closings make way for fresh concepts
While the center has seen several departures, vacant spaces have been promptly refilled. The Great Dane Pub & Brewing Co. closed its Hilldale location last November, leaving its space empty. Long‑time tenant Dumpling Haus shuttered in May after 15 years; a contemporary Thai restaurant operated by the owners of Thai Basil Madison is slated to open in that spot in 2027.
Other turnovers have been swift. Gigi’s Cupcakes closed in September 2025, and Chocolate Shoppe Ice Cream moved into that location shortly thereafter. The former Amara restaurant closed permanently in July 2024, making way for North Italia’s modern Italian scratch kitchen.
Community uses the center as more than a shopping destination
Patty Elson, a Madison resident, described Hilldale as a true gathering place: “Families, people bring their dogs, they bring their computers, and they’re sitting at tables and chairs getting coffee.” The center’s blend of retail, dining, and open‑air seating encourages social interaction and supports local families.
Management highlights strong interest and momentum
Hilldale management declined to release exact occupancy percentages but issued a corporate‑approved statement noting, “Interest in Hilldale has been strong and continues to grow. The momentum we’re seeing speaks for itself.” The statement underscores the center’s confidence in its evolving retail and dining lineup.
Overall, Hilldale Shopping Center’s recent activity reflects a broader trend of community‑focused development in Madison, where local entrepreneurs and national brands alike find fertile ground to serve residents and visitors.
