US Single-Family Home Prices Rise 0.3% in July, Up 2.6% Year‑Over‑Year

The Federal Housing Finance Agency (FHFA) released its latest data on July’s single‑family home prices, showing a modest 0.3% month‑over‑month increase after a flat June. Over the twelve‑month period ending in July, prices are up 2.6%, an improvement from the 2.3% gain recorded through June.

Regional performance

All nine census regions posted year‑over‑year price gains. The Middle Atlantic led the surge with a 6.3% rise, while the East North Central region posted a 4.5% increase. The Mountain region recorded the smallest annual gain at 0.6%.

On a monthly basis, seven regions saw price growth. The Middle Atlantic jumped 1.5%, the Pacific added 0.6%, and both the West North Central and East North Central rose 0.4%. The Mountain region experienced a 0.8% decline, and the East South Central eased 0.5%.

Mortgage rates and affordability

Higher home prices are occurring alongside rising mortgage rates. The average rate on a 30‑year fixed‑rate mortgage climbed more than 100 basis points since the conflict in the Middle East began in late February, reaching 7.03% last week – the highest level since January 2025, according to Freddie Mac data.

These higher rates are adding pressure to the affordability debate that will shape the upcoming November 3 midterm elections, where control of Congress will be decided.

Factors influencing the market

Despite weaker demand, the housing inventory has expanded, providing more options for buyers. The ongoing US‑Israeli war with Iran is also lifting energy prices, which in turn pushes longer‑term Treasury yields higher and contributes to the upward pressure on mortgage rates.

Nevertheless, the upward trend in home values suggests resilience in the housing market, even as young adults face challenges entering homeownership.

Analysts will continue to monitor the interplay between mortgage rates, inventory levels, and broader economic conditions as the nation heads toward the midterm elections. The FHFA’s monthly reports will remain a key barometer for homeowners, prospective buyers, and policymakers alike.
