Natrona County Commissioners Table Subdivision Replat

Natrona County commissioners unanimously tabled a disputed subdivision replat Wednesday after a legal appeal over road dedication. The commissioners paused proceedings during the public hearings to address a legal appeal against the Allendale Addition major subdivision.

Disputed Subdivision Replat

The applicant, M&M Equipment Rental, sought to vacate and replat multiple blocks and adjacent private streets into four lots to accommodate residential development and commercial storage units. Neighboring residents pushed back against the proposal, with Thomas Garvey, an attorney representing several adjacent property owners, arguing that the streets in question were never formally dedicated to the public.

County Attorney Ashley Smith said county searches yielded no record of public dedication for the Allendale roads. Recognizing the legal complexities surrounding jurisdiction and civil matters like adverse possession, the board opted to pause the proceedings.

Other Approvals

During another public hearing, the commissioners unanimously approved a conditional use permit for a new 80-foot cell tower at 4100 Blackmore Road. Chris Schlax, representing SAC Wireless and Union Wireless, said the project stems from a Federal Communications Commission mandate to remove foreign-made telecommunications equipment deemed a national security threat.

The commissioners also approved a conditional use permit for Trevor and Karenna Penor, alongside Lucas Gooder and Stephanie Miller, to construct two recreational cabins on 8.65 acres of Casper Mountain located off Ponderosa Road.
