Des Moines, Iowa – Urban Dreams, a nonprofit dedicated to creating safe, affordable homes for working families, celebrated the start of construction on a new development in the River Bend neighborhood on 7th Street. The project will add six residential units, new site utilities, and other neighborhood improvements designed to strengthen community ties.
Project details and community impact
The six‑unit development is specifically earmarked for individuals and families whose income is at or below 50% of the region’s median household income. By focusing on this income bracket, the project aims to provide stable, quality housing for those who need it most, while also preserving the character of the River Bend area.
Urban Dreams has owned the parcel of land since 1999, but funding and planning hurdles delayed construction for years. With ground finally broken, the organization expects the project to serve as a model for infill housing that fits into underused spaces without overwhelming the neighborhood with large, monolithic apartment complexes.
Leadership perspective
“Other neighborhoods across the entire metro or across the entire county, even across the entire state, would love to have a little infill property like this, because it’s not their big, gigantic apartment complex. It doesn’t take up a lot of space. It just fits into underused or underutilized areas and brings families and community together,” said Izaah Knox, president and CEO of Urban Dreams. Knox emphasized that the modest scale of the project allows it to blend seamlessly into the existing streetscape while delivering tangible benefits to local families.
Why affordable housing matters
Affordable housing remains a pressing concern for many Iowans, particularly in urban centers where rising rents can outpace wages. By providing homes at or below half of the median income, the River Bend project directly addresses this gap, offering a pathway to stability for working families who might otherwise face housing insecurity.
Local officials have praised the initiative as a constructive use of land that supports both economic vitality and social cohesion. The development aligns with broader city goals to revitalize underutilized parcels, improve infrastructure, and foster neighborhoods where families can thrive.
Next steps
Construction is slated to continue through the coming months, with utilities and site improvements progressing alongside the residential units. Urban Dreams plans to work closely with city inspectors and community members to ensure the project meets all safety and design standards.
When completed, the six homes will provide much‑needed affordable options for River Bend residents and set a precedent for similar infill projects throughout Des Moines and the surrounding region.
